A bit of history
Legazpi grew around the Real Matadero y Mercado de Ganados, the municipal slaughterhouse and livestock market built between 1908 and 1925. For most of the 20th century it was industrial and working-class. The Madrid Río project and the conversion of Matadero into a cultural center transformed the area into one of Madrid's clearest examples of industrial-to-residential reinvention.
The Vibe
Calm, improving, cultural, green, residential. Metro lines 3 and 6 at Legazpi station. Line 3 serves Delicias and Palos de la Frontera; Atocha requires a walk, bus or a different rail route, plus bus connections to the south and center.
Legazpi is a useful starting point if Madrid Río and Matadero are places you will use regularly. The river provides paths and outdoor space; Matadero adds cinema, exhibitions and events nearby.
Metro Lines 3 and 6 meet at Legazpi. Atocha is not two direct Metro stops away: compare the actual walking, bus or rail route you need. The station location and the final walk matter more than a broad claim of excellent access.

Bottom Line
Housing includes different building ages and layouts. Check lifts, windows, heating and noise individually. The plaza, main roads and quieter side streets need separate assessments.
Choose it for the combination of your flat, journey and river access. The earlier numerical rents and citywide best-value claims did not establish a comparable saving.
Location
Unsupported numerical rent estimates from the previous edition have been removed. Compare live listings for the size, condition and street you need. Safety labels are editorial judgments, not a statistical crime ranking.
